Fire and Evacuation Plans

Written plans, evacuation diagrams and the obligations attached to them.

A written fire and evacuation plan is a Queensland compliance requirement, and it is one of the items most likely to be found missing or out of date when a building is audited.

Seymour Consultants prepares these plans, designs the accompanying evacuation diagrams, and handles the surrounding obligations that committees often do not realise are attached.

What the plan has to do

The plan sets out how occupants get out of the building safely. That means identifying the evacuation routes, the assembly area, who holds responsibility during an evacuation, and how people who need assistance are accounted for.

It is a working document. A plan that describes a building layout from three renovations ago is worse than useless, because it will be relied on in the one situation where being wrong matters.

What we deliver

Our fire safety advisors are licensed and accredited, and the work is carried out to meet Queensland fire safety law.

Who this is for

Residential bodies corporate, mixed use schemes, commercial buildings and workplaces. If your building has an evacuation obligation and nobody on the committee can point to the current plan, that is the situation this service exists to fix.

Evacuation plans and evacuation training are separate things

Having a compliant plan is one obligation. Making sure occupants and staff have been through it is another. We handle both, and they are usually scoped together, but they are not the same deliverable. See our fire safety evacuation training service.

Frequently asked questions

How often does the plan need updating?

Any time the building changes in a way that affects evacuation, and as part of the annual compliance cycle. Renovations, changed exits and changes of use are the common triggers.

Do we need evacuation diagrams as well as a plan?

Yes. The diagrams are the version occupants actually see, displayed in the building. The plan is the underlying document.

Who can be the evacuation coordinator?

The role has to be assigned to a specific person. We assist with the appointment as part of the service. [VERIFY: whether Seymour can act as coordinator itself, or only facilitates the appointment]

Does this cover fire safety audits too?

Fire safety audits are a related but separate report. See our fire safety services page.
