Cyclone region, and why the roof gets attention
Townsville sits in a cyclone region. Roof structure, fixings, flashings and the condition of any older sheeting carry more weight in a north Queensland assessment than they would in a southern one, and they are usually the largest single item in a forecast for a building format scheme.
Insurance replacement valuations matter here for the same reason. A figure that has not been revisited in several years is quite often well short of what rebuilding would actually cost, and the gap is the body corporate’s problem rather than the insurer’s.
Work health and safety in north Queensland schemes
Heat is a genuine factor in how contractors work on site, and the body corporate’s duty extends to the people it engages. Roof work, plant rooms and confined spaces all carry more risk in the build up to the wet season, and a scheme that has never documented how it manages contractors has a gap regardless of climate.
